Unexpected Surprises During a Kitchen Renovation in Lake Stevens, Washington
When this family hired Integrity Home Maintenance & Repair for their kitchen remodel in Lake Stevens, it seemed like a pretty straightforward kitchen renovation project. But any experienced contractor knows you always have to expect the unexpected when renovating and remodeling.
They wanted to open up their dated kitchen to the living room and install new cabinets and countertops for an updated kitchen with an open concept layout. But as we began demolition, we quickly ran into unforeseen issues.
Proper Electrical Rerouting
During this kitchen renovation, what seemed like a straightforward wall removal turned into an intricate electrical rewiring job. As we demolished the wall separating the kitchen from the living area, we discovered the existing wiring was routed through that very wall unconventionally. Major electrical cables supplying power to the kitchen appliances were coming down from the ceiling instead of running through the floor, as is typical for a first-floor kitchen.
The wiring for the stove, in particular, took an inefficient path - rising from the floor to the ceiling before coming back down the wall to the stove. While we anticipated some electrical being in the wall due to an electrical outlet, the wires coming from the ceiling were an unexpected challenge. Our experienced electricians meticulously rerouted and reconnected the electrical lines, ensuring everything met code requirements after the kitchen renovation. This is why our team is full of experienced general contractors. Even a straightforward task like removing an interior wall can reveal all kinds of bizarre circumstances once you start opening things up, we’re prepared for anything!
An Updated Kitchen Worth Every Penny
When all was done, the kitchen remodel ran approximately $27,000 for the new cabinets, countertops, appliance installation, rewiring, and labor. This client chose to reduce costs by handling the new tile installation themselves.
While the rewiring and rerouting of the plumbing to work with the sink caused some unexpected work in their kitchen renovation, the end result was a beautiful, open, modern kitchen - the new heart of their updated home. More importantly, they can enjoy it knowing all the remodel work was done properly and safely.
